Decisions!

If you are the seller you may decide to sell your property directly, or you might use an estate agent. Either way, you will probably get more than one offer. It is important to know that you can sell to who-ever you like. You do not have to take the highest bid. Time might be an important consideration, so other things might influence you. Maybe

• The offer comes from a first time buyer
• There is a chain and you want to know how many other people are involved.
• You may have a cash buyer while another is waiting to confirm a mortgage.
• You need to move quickly.

Deciding on the price

If you are using an estate agent, they negotiate the price with potential buyer. It is the agents job to try and get you the best price. You don not have to take the first offer but you will usually take guidance from the professional agent.

If you are working alone, you have to handle the negotiations.

Saying yes

Even when you have accepted an offer, you can still change your mind. Maybe you get a better offer.

Likewise, as a potential buyer, even having made an offer, which has been accepted, you can be withdraw; maybe the survey is not so good, or your selling chain is broken or the mortgage falls though.

If your selling privately keep a record of other interested parties in case this offer falls through so you can go back to them and see if they are still interested.

Exchanging contracts

If you are the potential buyer you may want to visit the property after contracts have been exchanged, but before completion. Maybe you want to measure up or to get work estimates done, that should all be arranged before you exchange contracts.

As the seller, let the utility companies know you are leaving and get final meter readings on completion day. Do not forget to contact the Council Tax office, too.

Any deposit being paid by the buyer will go into your solicitors account when contracts are exchanged and remain there until completion.

Completion

If you are the seller you must ensure the property is empty by completion day and that the keys are handed over. Your solicitor will have received the rest of the money from the buyer and this, as well as the deposit will be paid to you in full.
